Monaco continues to evolve while preserving the distinctive character that defines the Principality. Ambitious renovation projects are transforming existing buildings into contemporary residences that combine architectural heritage with modern standards of comfort, sustainability and design.
Two notable projects currently underway illustrate this ongoing transformation:
1. VILLA LUCIA

Located at Pont Sainte-Dévote, in the heart of Monaco, Villa Lucia is a unique development comprising just nine private residences – a rarity in a market where space is exceptionally limited.
Designed by Monaco-based architect Alexandre Giraldi, known for landmark projects such as the Tour Odéon and Testimonio II, the building reflects a refined architectural approach that balances elegance with discretion.
Scheduled for completion in 2026, the project has been conceived for buyers who value discretion as much as quality, each apartment is finished to an exceptional standard, with bespoke interiors and expansive floor-to-ceiling windows opening onto views over Port Hercule and Monaco itself. Among the best views of Monaco.

Beyond its architectural qualities, Villa Lucia sets a new standard in terms of luxury amenities in Monaco’s real estate. These include a double-height entrance lobby, concierge and valet services, and advanced security systems, reflecting the level of service increasingly expected in Monaco’s newest residential developments.
Despite its highly central location, the project also aims to offer a sense of privacy and tranquillity, a rare balance within Monaco’s dense urban environment.
2. LE SCHUYLKILL

Built in 1963, Le Schuylkill was the first high-rise residential tower ever constructed in Monaco. Located in the prestigious Carré d’Or, the building has long been appreciated for its central position and distinctive architecture.
Today, the residence is undergoing a major transformation, placing sustainability and architectural innovation at the centre of the project.
The redevelopment is led by the internationally renowned architectural studio Zaha Hadid Architects, in collaboration with Monaco-based Square Architecte. The project aims to respect the original structure while introducing a contemporary vision that aligns with Monaco’s evolving urban landscape.

Completion is currently planned for May 2027.
The renovation will retain the design legacy of the existing structure, while significantly enhancing the building’s functionality and residential offering. Key elements of the project include:
- Preservation of the original architectural framework
- The addition of three new floors, creating six new penthouses
- Expansion of the building from 32,000 m² to approximately 41,000 m²
- A strong emphasis on energy performance and sustainability
Once completed, Le Schuylkill is expected to set a new standard for sustainable luxury living in the Principality.
A Principality in Constant Evolution
Monaco continues to evolve with intention and with a clear vision: preserving its architectural heritage while embracing innovation, sustainability and uncompromising standard of living.
Projects such as Villa Lucia and Le Schuylkill reflect this approach and offer a glimpse into the future of Monaco real estate, where thoughtful design and quality of life remain at the forefront.
